When an owner purchases their home, they agree to specific rules that the community has established. Some of these rules may include parking restrictions or properly disposing of garbage. Each time an owner violates one of these rules, you can create a violation in Breeze.
You can track each inspection that you perform after creating the violation. You can also upload any pertinent photos, attachments, and videos to the violation record.
If you perform an inspection and the owner has not rectified the issue, you can charge additional fees to the owner or create a maintenance request.
Before you can use violations, you must set up violation categories, statuses, and templates.
Violations can be assessed in two places within Breeze:
By selecting Violations on the top menu.
From the owner record.
To add a new violation from the top menu
From the top menu, click Violations. Breeze displays a list of all current violations.
Click Add New.
The New Violation screen appears.
Complete the screen. All the fields that have an asterisk * are required.
Start by entering a Property and Owner. Select a Violation. The Category and Notes fields are auto-filled from the property violation template.
If you want to add a fee, select a charge code in the Initial Charge field and enter the amount.
Click Save.
Breeze saves the record and creates an inspection record for it.
The inspection defaults to the Status of Fail.
To add an image
You can add an image of the violation on the Violation Information page by clicking the photo placeholder and uploading an image.
To add a new violation from the owner record
You can also access the Violation screen from the owner record.
Open the owner record and select the Violations Tab. Then select Add Violation.
The New Violation screen appears. Complete it by following the instructions shown above.
Note: After a violation record has been created, you can add additional lines for each violation inspection until the issue has been resolved. You can create an inspection for a future date with a status of Unreviewed. If the client fails the inspection, you can update the inspection status to Fail. If you want to charge the tenant, you can complete the Charge Code and Charge fields and a charge will be created.
