One-Time Owner E-Payments

This article describes how to create a one-time electronic payment for a tenant. For example, a tenant calls you about a late rent charge. Over the phone, you enter their bank account information in Breeze and create a single EFT payment.

Tenants can also create their own electronic payments using RENTCafé, but some are not comfortable using the portal. Creating an e-payment in Breeze gives you and your tenants more flexibility.

Depending on your company setup, you can use different payment types: EFT, credit card, or debit card.

To set up a one-time e-payment

Open the Tenant screen.

Click the E-Payment button.

The New E-Payment screen appears.

The screen is similar to the Receipt screen, except that it has additional fields to enter payment information.

Most of the screen is completed for you.

Complete the fields for payment information.

Payment Type

EFT, Credit Card, or Debit Card.

Note: If you select a type that your company has not been set up for, Breeze displays a warning message.

Existing Accounts

If the tenant has an existing payment account tied to the tenant record, you can select it here.

EFT Fields

Routing Number

Account Number

Enter the tenant's bank account information.

The routing number is a nine-digit identifier that is unique to each bank. On a typical check, the routing number appears before the account number.

Saving?

Commercial?

Complete the checkbox for a saving's account or a commercial account. These fields are informational only.

If you have a regular checking account (not a commercial account), leave them blank.

Bank Name

Enter the bank's name.

Exclude Service Fees

Yes Selecting Yes means that you will pay the service fee, not the tenant.

No The tenant will be charged the fee.

Service Fee

The amount of the service fee. This field is read-only.

When the screen is complete, click Save.

After an e-payment is saved

When you save an e-payment, Breeze creates a receipt record.

To view the receipt, go to Accounting > Accounts Receivable > Receipts.

While the payment is being processed, the receipt shows the Processing flag at the top. The receipt will post automatically within a few business days.
